Our Marketing and Service Style

Curated Homes · We are very selective about the homes that we sell. Our properties tell a story — they are typically designed by architects and built by individuals that long for inspiring, rich spaces. They have won awards, set precedences, made history and are often landmarks in their respective neighbourhoods.

Direct Marketing · The #1 reason that sellers choose us is because we market directly to those searching for unique, custom homes. We are very intentional about our marketing strategy. The net result is that our clients are able to sell their unique homes faster and for more money because of our very targeted online and print strategy.

Production · Our proprietary marketing process requires an entire production crew and each listing is treated like its own product launch and campaign. We build narratives and media that are customized to individual properties and their stories. Unlike our competition, our marketing approach is not templated. It is dynamic, fluid and organic based on the property.

Quality Control · Unlike local real estate agents, we are a team with one common goal. Everyone on our team has their own specific responsibilities. This means that we are all paddling in the same direction which is often not the case in the real estate industry. It also means that our team is collaborative and passionate about our goal.

Intelligent Insights · What makes these homes unique and special is often the same thing that makes them hard to price and sell. Liquidity can often become a problem with unique, customized properties. We try to mitigate this risk with data and information about listings that is proprietary to our team and built for our clients. This helps us to make informed decisions.

The Details · Selling a custom home takes more than just pricing and marketing. It also takes a very clear understanding of the building details including costs, engineering, bylaws, and the talent behind the project (architects, builders, interior designers, etc). Our Answers to Your Questions
Where are you based? · Brind+Co is based out of Toronto, Canada but we also have offices in cottage country. Due to our affiliation with Sotheby’s International Realty, Canada, we also have offices around the world with a network of agents that we trust and meet our caliber of service. Our focused services were built for products, not locations — we can work with agents in any market where we are not physically present.
Shouldn’t I use a local neighbourhood agent? · Our team was specifically engineered to sell unique, custom homes on a global stage. Unfortunately, most agents are not equipped with the right set of tools to reach the buyers that we service. This means that the days on market can add up and ultimately lead to a lower selling price if your property is not marketed properly from the get-go.
Do you work with developers? · Yes, we can work with developers but prefer to stay within our area of expertise — small to mid sized developments. This includes single family infill homes, townhome projects and low-rise condo buildings.
Do you work with buyers? · Yes, of course. We work with all types of buyers (downsizers, condo buyers and new home buyers) but we prefer to add value by helping individuals source underdeveloped land and/or properties, and redevelop them. In urban settings, this is often called “infill development”.
What is your fee? · Our fee is consistent with market rates. However, like any service, this depends on the level of work required. Sometimes our clients will ask us to stay involved throughout an entire building project to consult with interior designers, architects and the trades.
